Lots That Drain, Hold Up and Stay Legible

Parking lot paving and striping covers the full life of a commercial surface: new construction, overlays, patching, crack sealing, sealcoating and the line work that turns asphalt into usable stalls and lanes. Eagan has a large commercial and office base, with employers like Thomson Reuters, Blue Cross Blue Shield of Minnesota, Prime Therapeutics and UPS, plus retail centers, churches, schools and dozens of townhome associations. Each of those lots carries daily traffic, plows every winter and delivery trucks that load the pavement far more than cars.

Built for heavier loads

Commercial lots need more structure than driveways. HomeGuide's guide puts commercial and heavy-wear pavement at 4 inches of asphalt or more. Truck routes, dumpster pads and loading areas often need extra base depth or a concrete pad. We design those areas separately rather than paving the whole lot to one spec.

Drainage and snow

In Minnesota a lot also has to handle snow storage. Piles pushed onto islands and edges melt slowly, and that water runs across the pavement and refreezes overnight. Where catch basins and slopes are laid out well, meltwater leaves the lot. Where they are not, ice sheets and potholes follow. We look at where snow goes in winter as part of any reconstruction or overlay plan.

Maintenance cycles

HomeAdvisor notes lots typically need repaving every 15 to 20 years. Regular crack sealing and sealcoating every few years stretch that. Sealcoating covers the old lines, so restriping is part of every seal job.

Striping and accessible parking

Restriping a lot is treated as an alteration under the 2010 ADA Standards, so the layout has to provide the required number of accessible spaces, with at least one in six of them van accessible, plus access aisles and signs. We check the count and layout before painting. Typical items include stalls, accessible stalls and symbols, access aisles, directional arrows, stop bars, crosswalks, fire lanes and curb painting.

Phasing so you stay open

We can split a lot into sections, paving or sealing one while the rest stays in use, and schedule around business hours, church services or association rules. Signs and barricades keep traffic off curing areas.

Parking Lot Paving & Striping Questions

How often should a parking lot be restriped?

HomeGuide puts typical restriping life at 2 to 5 years, depending on traffic, plowing and sun. Any time the lot is sealcoated, it needs restriping.

Do I have to add accessible spaces when restriping?

Restriping counts as an alteration under the 2010 ADA Standards, so the new layout must meet current requirements for number, size, aisles and signs. We check your count before painting.

Can you work around business hours?

Yes. Most lots are done in phases, and work can be scheduled early, late or on weekends to keep at least part of the lot open.

How thick should a parking lot be?

Car areas commonly run 3 to 4 inches of asphalt over a compacted base; truck lanes and loading areas need more. We size each zone for the traffic it carries.
