A Town That Doubled Twice
Asphalt paving in Farmington serves a town that changed fast around 2000. Farmington had 5,940 residents in 1990, 12,365 in 2000 and 21,086 in 2010, roughly doubling twice in twenty years, and reached 23,632 in 2020. Most of the city's driveways were built in that window, and many are now 15 to 25 years old. The historic downtown, with a village charter dating to 1872, and the farms around the city add older homes and long rural drives to the mix.
The maintenance window
Subdivision driveways from around 2000 to 2010 are at the age when cracks open, the surface fades to gray and edges begin to fail. Crack sealing each fall, prompt patching and a sealcoat every few years extend their life. If the surface is worn but the base is still firm, an overlay is a good next step. Where the original base was thin or the fill under it has settled, replacement is the better value.
The Vermillion River
The Vermillion River runs through Farmington, with a trail linking downtown, uptown and Empire Township. Lots near the river and its low areas can stay wet, and wet bases are weakest during spring thaw. We pay close attention to drainage and base depth on those properties.
Rural and fairground traffic
The Dakota County Fairgrounds, at 360 acres the largest in the state by area, bring heavy seasonal traffic. Farm properties and businesses at the edges of town often have long drives used by trucks and equipment. Those need heavier sections and edges that can stand without curbs.
Older downtown homes
Farmington's downtown has history: a Great Fire in 1879 destroyed several buildings, and three properties, including the Exchange Bank Building, are on the National Register. Homes near downtown tend to have older driveways that need full replacement.
Data center and new growth
Farmington is in the middle of a debate over a proposed 2.5-million-square-foot data center on a former golf course, and other development keeps arriving at the city's edges. New construction brings new driveways and parking areas, and those need proper compaction over fill and enough base for Minnesota's spring thaw.
North and south of Highway 50
County Highway 50 divides Farmington into north and south. Many newer subdivisions sit on former farmland that was graded for streets and lots. Where topsoil or soft fill was left under a driveway, settling follows within a few years. We dig test areas when settling appears and fix the cause.
Rural free delivery town
Farmington was one of the first communities in the country with rural free mail delivery, in 1897, which hints at how many farms surrounded it. Many still do, and long farm lanes are part of our work here.

Farmington Questions
Our 2004 driveway has spidery cracks in the middle. What does that mean?
A web of cracks usually means the base has weakened there. That section should be cut out and rebuilt. If the rest is sound, patching and sealing can carry it for years.
Can you pave a farm drive that sees trucks?
Yes. We build a thicker section with deeper base and supported edges for truck and equipment traffic.
We live near the Vermillion River. Any special concerns?
Wetter ground needs good drainage and enough base to carry loads during spring thaw. We plan for both.
How do I know if my driveway was built on soft fill?
Signs include settling near the garage, a sunken line along the utility trench and cracks that keep widening. We can probe the base to confirm before recommending a fix.
How long will a new asphalt driveway last in Farmington?
Cost guides put asphalt driveway life at 15 to 30 years. A drained, compacted base, a sealcoat every few years and cracks sealed before winter keep it toward the long end.
