Neighborhoods Built in Two Decades
Asphalt paving in Savage serves a city that was small for most of its history and then grew very quickly. Savage had 3,954 residents in 1980. It reached 9,606 by 1990 and 21,115 by 2000, and the 2020 census counted 32,465. The opening of the new Bloomington Ferry Bridge on Highway 169 in 1996 made commuting across the Minnesota River much easier and helped drive that growth. As a result, most Savage driveways were first paved in the 1990s and 2000s.
Right on schedule for maintenance
Driveways at twenty to thirty years old are in the stage where good maintenance pays off most. Typical signs include a gray, oxidized surface, cracks along the center and at the garage joint, and the first edge failures. Crack sealing each fall, a sealcoat every few years and prompt patching can delay replacement for years. If the surface is worn but the base is firm, an overlay is the next step.
River valley ground
The Minnesota River forms Savage's northern boundary, the Credit River flows north through the city, and sections of the Minnesota Valley National Wildlife Refuge and Murphy-Hanrehan Park Reserve are inside city limits. Lots near the river and creek valleys can be wetter, with slopes and soils that hold water. Drainage planning and a properly compacted base matter more there.
Historic downtown
About 17 blocks of late-19th-century buildings line Highway 13 downtown, the historic heart of the old village of Hamilton, renamed Savage in 1904 after the owner of the record-setting harness horse Dan Patch. Older homes nearby often have driveways that need full replacement rather than maintenance.
Commercial lots
Highway 13 and County Road 42 carry Savage's business traffic. We patch, crack seal, sealcoat, overlay and restripe commercial lots there and throughout the city.
Wildlife refuge and wetlands
With parts of the Minnesota Valley National Wildlife Refuge inside the city, some neighborhoods back onto wetlands and protected land. Lots there can have high groundwater in spring. A driveway that sits wet during the thaw loses strength just when frost is coming out. We look for ways to move water off the lot and, where the subgrade is soft, add base or use a geotextile to keep it stable.
Townhomes and associations
Much of Savage's growth in the 1990s and 2000s included townhome developments with private drives and shared guest parking. Those surfaces are on the same aging curve as the single-family driveways. We help associations plan crack sealing, sealcoating and overlays on a schedule that spreads cost over several years.

Savage Questions
Our 1998 driveway has cracks but feels solid. What should we do?
Seal the cracks this fall, patch any failed spots and sealcoat next season. If the surface is badly worn, an overlay on the sound base is a good-value option.
We live near the Credit River and our driveway stays wet. Does that matter?
Yes. Wet ground weakens the base, especially during spring thaw. We look at drainage and may add base or regrade to move water away.
Do you pave downtown Savage homes on Highway 13?
Yes. Driveways that meet a state highway may need MnDOT approval at the approach, and we check that before planning changes there.
Do you work with townhome associations in Savage?
Yes. We quote private drives and guest lots, phase the work so residents keep access and can lay out a multi-year maintenance plan.
When is the best time to crack seal in Savage?
Late summer through fall, before the first hard freeze, so water stays out of the base all winter.
Do you repave older driveways near downtown Savage?
Yes. Older homes near the historic downtown often need full replacement. We rebuild the base and match the garage and street.
