Farmland Turned Neighborhoods
Asphalt paving in Apple Valley starts with the land itself. The city describes its terrain as rolling, with elevations varying by 100 feet or more, and the downtown and nearby homes sit in a shallow valley. Houses began replacing farm fields in the mid-1950s, but the real surge came later: 585 residents in 1960, 8,502 in 1970 and almost 35,000 by 1990. After that, growth slowed as buildable land ran out. Most driveways in town were first paved in the 1970s and 80s.
Drainage on rolling lots
On hilly ground, a driveway rarely sits level. Some slope up to a walkout garage, some drop down from the street and collect water at the garage door, and some cross the slope so one edge carries all the runoff. Each needs a different fix. We look for where water ends up after a storm, then shape the base and surface so it leaves the pavement instead of sitting against the garage or soaking the edge.
Original driveways at forty-plus years
Many Apple Valley driveways have reached the age where the original base has given up, especially along the edges and at the street. Signs include a step down at the apron, cracking that runs in a web pattern and soft spots where water freezes in winter. For those, full replacement with a rebuilt base is the long-term fix. Driveways that were replaced in the 1990s or 2000s are often good overlay or sealcoating candidates.
Cedar Avenue and County Road 42
Cedar Avenue and County Road 42 carry Apple Valley's commercial traffic, and the Red Line bus runs up Cedar to the Mall of America. Shopping centers, clinics and offices along those roads have lots that see constant use. We handle commercial patching, sealing and restriping on schedules that keep entrances open.
A note on approaches
Driveways that meet a county road may fall under Dakota County's rules at the approach, while those on city streets follow City of Apple Valley requirements. We confirm which applies before work that changes the curb cut.
Edges and the boulevard
In many Apple Valley neighborhoods the driveway crosses a grassy boulevard before reaching the curb. That strip is where edges fail first: mowers and snowblowers chip them, plows push snow onto them and water soaks the soil beside them. When we replace a driveway we extend and compact the base a few inches past the paved edge, then backfill with soil so the asphalt has support on both sides. It sounds minor, but it is the difference between a crisp edge and one that crumbles in five years.
Cul-de-sacs and turnarounds
Apple Valley's 1970s and 80s subdivisions include plenty of cul-de-sacs, which often means wedge-shaped lots with wide driveway flares at the street and narrower runs at the garage. Those shapes need careful layout so water does not collect in the wide part of the flare. We stake and grade the driveway to the curb line before paving.

.Apple Valley at a Glance
- Rolling terrain. Apple Valley's elevation varies by 100 feet or more across the city, and the downtown and adjacent residential district sit in a shallow valley.
- Fast growth, then a plateau. The population went from 585 in 1960 to 8,502 in 1970, 21,818 in 1980 and 34,598 in 1990, then slowed as buildable land ran low. The 2020 census counted 56,374.
- Named by a vote. Residential development replaced farmland from the mid-1950s, and voters chose the name Apple Valley over Lebanon Valley by 1,376 to 757.

Apple Valley Questions
Water runs down my driveway into the garage. Can paving fix that?
Often, yes. Regrading the base, adding a slight crown or a shaped edge, and setting the surface to drain to the sides can redirect runoff. In some cases a trench drain at the garage is the better answer, and we will tell you which.
My Apple Valley driveway is from the 1970s. Overlay or replace?
At that age the base has usually broken down, especially near the edges and the street. We check before recommending; if the base is solid, an overlay can save money.
Do you work near the Minnesota Zoo area?
Yes. We serve all of Apple Valley, including the eastern neighborhoods near the zoo and the newer areas to the south.
How long does a new driveway take in Apple Valley?
Most residential driveways take one to three days, including tear-out, base work and paving. Then keep cars off for a few days while the asphalt firms up, longer in hot weather.
