What Sealer Does, and What It Does Not
Driveway sealcoating applies a thin liquid coating over blacktop to protect the asphalt binder that holds the stone together. Sun and air slowly dry that binder out, the surface fades to gray, small stones loosen, and water begins to soak in. Sealer slows all of that. It does not add strength, level a dip or fix a failed base, so it belongs on pavement that is still structurally sound.
Why it matters in Eagan
Our driveways get the full Minnesota treatment: about 51 inches of snow in an average Twin Cities winter, plow blades and shovels scraping the surface, deicing salt tracked in from the street, and water that freezes in every pore. Then summer sun bakes the top. A sealed surface sheds water and resists that wear better than a dry, open one.
When to seal
New asphalt needs to cure first. HomeGuide advises waiting 3 to 6 months after paving, and its FAQ suggests sealing a new driveway after about a year and then every 2 to 3 years, with the broader range being 2 to 10 years depending on product and climate. A practical guide is color and texture: when the surface has faded and the stones are showing, it is time. Sealing too often builds up thick layers that can crack and peel.
Weather windows
Sealer needs dry pavement, no rain in the forecast and moderate temperatures. HomeGuide gives a working range of 50 to 95 degrees, with 12 to 72 hours before cars can drive on it. In Eagan that usually means late May through September, with cool nights in spring and fall stretching cure times. We watch the forecast and move the date rather than seal before a storm.
Preparation is most of the job
- Blowing and sweeping the surface, including the edges and joints
- Scraping and priming oil and fuel stains so sealer bonds
- Cleaning and filling cracks before the coat goes on
- Cutting in by hand along the garage slab, walks and curb
- Blocking the driveway so no one drives on it while it cures
Skipped prep is why some seal jobs peel within a year.
Sealer type
Minnesota Statutes section 116.202, passed in 2013, bars anyone from selling or applying coal tar sealants on asphalt-paved surfaces, so the products used here are asphalt emulsions and similar non-coal-tar sealers. HomeGuide notes asphalt emulsions are considered more environmentally friendly but can stain from gas and oil, which is one reason we prime stains first.
What This Covers
A seal job is cleaning, repair and coating, in that order.
Surface cleaning
Blowing, sweeping and edging so sealer bonds to asphalt, not dirt.
Stain priming
Oil and fuel spots scraped and primed so the coat does not lift.
Crack filling
Cracks cleaned and filled first so sealer is not just painted over them.
Sealer application
Applied by squeegee or spray with hand-cut edges, then barricaded to cure.

How It Works
1. Check
We confirm the asphalt is sound enough to seal and note any repairs.
2. Clean and fill
Surface cleaned, stains primed and cracks filled.
3. Seal
Sealer applied in suitable weather with edges cut in by hand.
4. Cure
The driveway is blocked off until it is ready for traffic.

Driveway Sealcoating Questions
How often should I sealcoat in Minnesota?
Most driveways do well with a coat every two to four years. HomeGuide's broader range is 2 to 10 years depending on sealer and climate. Reseal when the surface has faded and stones show; more often than that just builds up layers.
Can I seal a brand-new driveway this year?
Wait at least 3 to 6 months so the asphalt can cure. For a driveway paved in late summer, that usually means sealing the following summer.
How long do I stay off a freshly sealed driveway?
Foot traffic is usually fine after a few hours. Cars generally wait 12 to 72 hours depending on temperature, humidity and shade. We tell you when it is ready.
Does sealcoating fix cracks?
No. Sealer is too thin to fill a crack and will sink into it. Cracks are cleaned and filled first, then sealed over.
