Hills, River Views and Old Driveways

Asphalt paving in South St. Paul works around a city that was largely built out before the suburbs to its south existed. South St. Paul incorporated in 1887 and was once one of the country's great meat-packing centers, with Swift and Armour plants beside massive stockyards. Its population peaked at about 25,000 in 1970 and has held around 20,000 since. Many homes are older, on hilly streets that climb from the Mississippi toward the upland, with views like the one from Grandview Park.

Steep, short driveways

On hillside lots, short driveways often climb steeply from the street to a garage. Water rushes down the surface and along the edges, ice forms where runoff refreezes at night, and the apron takes a beating from plows. We compact the base carefully, shape edges to resist runoff and make sure the transition at the street does not trap water.

Replacing tired driveways

After many decades of freeze and thaw, older driveways here commonly show sunken aprons, uneven settling and edge breakup. When the base has broken down, we remove the old pavement, rebuild and compact the base and repave. When the base is still solid, an overlay is a cost-saving option.

Redevelopment and commercial work

The stockyards closed in 2008, and much of that land has been redeveloped for business and light industry. Newer lots there and older lots along Concord Street and Southview Boulevard all need maintenance: crack sealing, patching, sealcoating and striping. We handle phased work so operations continue.

Near Fleming Field

Fleming Field, the city's small general aviation airport, sits among neighborhoods and businesses with their own pavement needs. We serve all of South St. Paul, including the areas around the airport and along I-494 and U.S. 52.

Older lots and garages

South St. Paul neighborhoods date from the packing-house era, and many homes have detached garages, alley access or shared driveways. Shared driveways need agreement between neighbors on scope and cost, and we are happy to quote each side separately or the whole drive together. Alley approaches take runoff from the alley itself, so the grade at the garage door matters.

Steady population, aging pavement

With the population holding near 20,000 for fifty years, few new driveways have been added. Most of what exists has been patched and resealed many times. Full replacement is often due, and when it is, rebuilding the base to modern practice is what keeps it from failing again.

Concord Street and the riverfront

Businesses along Concord Street and on the redeveloped riverfront land carry truck traffic from I-494 and U.S. 52. Truck lanes and loading areas need thicker sections than car parking, and we design them separately.

South St. Paul Questions

My driveway is steep and ices up at the bottom. Can paving help?

Shaping the surface to shed water to the sides and fixing a low apron can reduce where meltwater collects and refreezes. Sometimes a drain at the bottom is the better answer, and we will tell you.

Do you work on businesses in the former stockyard area?

Yes. We patch, seal, overlay and restripe commercial lots, with phased schedules.

Can you just patch my apron?

Yes. If the rest of the driveway is sound, we can cut out and rebuild only the apron section.

We share a driveway with our neighbor. Can you split the quote?

Yes. We can price each side separately or the whole shared drive, so both owners know exactly what they are paying for.

Can you fix a driveway that slopes toward my garage?

Yes. We rebuild the base so water drains toward the street or the yard. Where the lot does not allow that, a trench drain at the garage door can carry water away.

How soon after paving can I drive on it?

Usually after a few days, longer in hot weather. Avoid sharp turns in place and point loads like kickstands for the first few weeks.
