Growth That Keeps Going

Asphalt paving in Lakeville covers more new construction than almost anywhere else in the south metro. The city had 7,556 residents in 1970, 24,854 in 1990 and 55,954 in 2010, and it kept going: 69,490 in 2020 and an estimated 79,270 by 2025. Rising land costs closer to the core pushed a housing boom south along I-35 in the early 2000s, and new subdivisions are still being added. That leaves Lakeville with three kinds of driveways: brand-new ones, those from the 2000s boom now ready for maintenance, and the older homes near Lake Marion and downtown.

New-construction driveways

In a new subdivision, the driveway often goes in on ground that was disturbed and backfilled during home construction. Fill around foundations and utility trenches settles over the first few seasons. A driveway placed on that ground without careful compaction and enough base can sink at the garage or along the trench line. We compact in lifts, add base where the subgrade is soft and set the surface to drain away from the house.

Fifteen to twenty-year-old driveways

Driveways from the early 2000s are at the age where cracks open, the surface oxidizes to gray and the first edge failures appear. This is the window where crack sealing, a few patches and a sealcoat can add many years, and where an overlay makes sense if the surface is worn but the base is sound.

Lake Marion and older neighborhoods

Lake Marion, once called Prairie Lake, and the Vermillion River branch that the state DNR designates as a trout stream shape the older parts of town. Lake lots tend to be wetter and sometimes have shoreland limits on impervious surface, so a driveway widening may need city review. We check before quoting any enlargement.

Airlake and commercial lots

Airlake Industrial Park covers about 1,500 acres with up to 200 companies, and truck traffic there puts real loads on lots and drives. We design truck lanes and loading areas with heavier sections and handle maintenance on commercial lots throughout the city.

Builder driveways and the first ten years

Many Lakeville driveways were paved by the home builder at the end of construction, often quickly and at a minimum spec. If yours shows settling near the garage within the first few years, a sunken trench line where utilities run, or cracks at the street, the base was likely the issue. We can cut out and rebuild those sections without replacing the whole driveway.

Antlers Park history

Lakeville's lake culture goes back to 1910, when Marion Savage built Antlers Amusement Park and the Dan Patch rail line. Today the city counts about 3,021 acres of parks and preserves. Homes near those parks and Lake Marion tend to have mature trees and wetter low spots, which affect how a driveway should be built and when it should be sealed.

Climate here

Lakeville's own station records put the January mean high at 22.6 degrees, so frost goes deep each winter. Paving is scheduled once frost is out and the base is dry. Call (651) 677-2476 or

Lakeville Questions

We just built in Lakeville. How soon can the driveway be paved?

Ideally after the backfill around the house has had time to settle, and always after we compact and test the base. Many builders pave in the first season; if fill is fresh, extra compaction and base help prevent sinking near the garage.

Our 2005 driveway is turning gray with a few cracks. What should we do?

Seal the cracks, patch any failed spots and sealcoat. At that age, maintenance can add many years. If the surface is raveling badly but the base is firm, an overlay is the next step.

Do you pave lots in Airlake Industrial Park?

Yes. We design heavier sections for truck routes and loading areas and handle patching, sealing and striping.

What should a new driveway in Lakeville cost?

National guides list standard asphalt driveways at about $5 to $12 or more per square foot. A 1,000-square-foot three-car driveway runs roughly $5,000 to $12,000. Site conditions and base work set your actual price.
